Encino lies in the south-central San Fernando Valley, west of Sherman Oaks and east of Tarzana. Known for its established residential streets, mature trees and estate homes south of Ventura Boulevard, it offers a quieter, more spacious feel while staying close to the 405 and 101 freeways.
Lifestyle
Ventura Boulevard in Encino features a range of restaurants, shopping centers, medical offices and everyday services. Encino Commons and other shopping destinations make errands convenient. Los Encinos State Historic Park preserves a piece of the area’s early history, including its natural spring, and offers a peaceful spot to visit.
To the north, the Sepulveda Basin Recreation Area and Lake Balboa provide walking paths, sports fields, golf courses and cycling routes. To the south, the neighborhood rises into the Santa Monica Mountains, with Mulholland Drive and nearby trailheads offering canyon views and open space.
Schools
Encino is served by the Los Angeles Unified School District, including neighborhood schools and magnet and charter options. A variety of private and religious schools are located in and around the community.
Because boundaries and programs change, I encourage buyers to confirm school assignments with the district for any address they are considering.
Commute
Encino’s location near the 101 and 405 interchange makes it practical for commuting to the Westside, Century City, Santa Monica and the rest of the Valley. The G Line busway runs along the northern edge of the area with stops at Balboa and nearby stations, and bus lines run along Ventura Boulevard.
As always, I recommend testing your route at the times you would normally travel, especially if your commute uses the Sepulveda Pass.
Housing Types
Encino offers a wide spectrum of homes. South of Ventura Boulevard, buyers find gated estates, hillside view properties and large traditional and contemporary homes on generous lots. North of the boulevard, the flats feature ranch-style homes, mid-century designs and newer construction, often on spacious parcels. Condominiums along the boulevard provide lock-and-leave options for downsizers and first-time buyers.
Larger properties may include pools, guest houses or accessory dwelling units, each of which deserves careful review for permits and condition during escrow.
Who Encino Suits
Encino suits buyers who want space, privacy and established surroundings close to the city. Families appreciate larger lots and room for pools and play areas. Professionals value access to the Westside and Century City, and those who enjoy the outdoors make use of the Sepulveda Basin and nearby hillside trails. Buyers seeking estate living, guest houses or room for multigenerational households often focus here.
Encino also attracts downsizers who want a condominium near Ventura Boulevard while staying in a familiar neighborhood.
Tips for Buyers and Sellers
Lot size, privacy, street character and proximity to the boulevard can affect a home’s appeal considerably, so I compare homes block by block. For hillside and estate properties, buyers should investigate geology, drainage and access. Sellers benefit from showcasing outdoor living spaces, privacy and lifestyle features, along with careful preparation that helps buyers see the full potential of a larger property.
