Northridge is a north San Fernando Valley neighborhood best known as the home of California State University, Northridge. Its wide streets, ranch-style homes and parks give it a classic suburban feel, while the university, shopping centers and medical facilities keep it lively and convenient.
Lifestyle
CSUN brings cultural events, performing arts at the Valley Performing Arts Center, sports and a youthful energy to the community. Northridge Fashion Center offers shopping, dining and a movie theater, and Reseda Boulevard and Tampa Avenue are lined with restaurants and services.
Parks and recreation centers are spread throughout the neighborhood, and horse-keeping areas in parts of north and west Northridge preserve a bit of the Valley’s ranch heritage. The foothills of the Santa Susana Mountains and nearby regional parks offer hiking close to home.
Schools
Northridge is served by the Los Angeles Unified School District, with neighborhood schools, magnet programs and several charter schools in the area. Private and parochial schools are also available, and CSUN provides university programs and community education.
As always, confirm school assignments for a specific address with the district before buying.
Commute
The 118 Ronald Reagan Freeway runs along the north side of the area and the 405 lies to the east, connecting Northridge with the rest of the Valley, the Westside and Ventura County. The Northridge Metrolink station on the Ventura County Line offers commuter rail service toward Burbank and Downtown Los Angeles, and Metro buses connect to the G Line.
Many residents also enjoy that they can reach Porter Ranch, Granada Hills and Chatsworth quickly for shopping and recreation.
Housing Types
Northridge is known for single-story ranch homes and mid-century designs on generous lots, many with pools and room for expansion. Larger estate homes and horse properties appear in certain pockets, and condominiums and townhomes near CSUN and the main boulevards offer options for first-time buyers and investors.
Homes near the university can be attractive to investors, but local rules on rentals and accessory dwelling units should be reviewed carefully before buying with that goal in mind.
Who Northridge Suits
Northridge works well for families looking for space, single-level living and a classic Valley neighborhood. CSUN faculty, staff and students value being near campus, and buyers seeking horse properties or larger lots can find options in certain pockets. Investors are often interested in the area because of its location and housing mix.
Its central position in the north Valley also makes it easy to reach parks, shopping and freeways in several directions.
When touring Northridge, compare neighborhoods near the university with quieter areas to the north and west. Lot sizes, street character and proximity to shopping change from one section to the next, and a short walk around a home you like will tell you a lot about the setting.
Tips for Buyers and Sellers
Many Northridge homes were built in the mid-twentieth century, so buyers should look closely at foundations, sewer lines, electrical systems and roofs, and review permits for past additions. Sellers benefit from highlighting updates, lot size and outdoor space, and from pricing based on truly comparable homes, since condition and lot characteristics vary across the area.
