Thousand Oaks is a city in the Conejo Valley of eastern Ventura County, named for the oak trees that dot its hills. It is known for its extensive open space, well-kept neighborhoods and cultural amenities, and it includes communities such as Newbury Park and parts of Westlake Village. It is also the area where my portfolio has the most homes.
Lifestyle
Thousand Oaks offers a balanced lifestyle with shopping at The Oaks and The Promenade, dining throughout the city, and cultural events at the Bank of America Performing Arts Center at the Civic Arts Plaza. California Lutheran University adds educational and arts programming.
The Conejo Open Space Conservation Agency manages a large network of trails and open space, giving residents easy access to hiking, mountain biking and horseback riding. Nearby, the Santa Monica Mountains National Recreation Area and beaches in Malibu are within a reasonable drive.
Schools
Thousand Oaks is served primarily by the Conejo Valley Unified School District, which includes neighborhood schools and specialized programs. Private schools are located throughout the area, and California Lutheran University offers higher education close to home.
I recommend confirming school assignments for any specific address with the district.
Commute
The 101 runs through Thousand Oaks, connecting east toward the San Fernando Valley and Los Angeles and west toward Camarillo and Ventura. State Route 23 links north to Moorpark and Simi Valley. The Moorpark and Camarillo Metrolink stations are nearby for rail service.
Many residents work locally in the Conejo Valley, while others commute to the San Fernando Valley or Westside, so testing your route is a good idea.
Housing Types
Thousand Oaks offers single-family homes in established neighborhoods, hillside and view homes, gated communities, and estate properties, along with condominiums and townhomes. Newbury Park and other neighborhoods offer a variety of home styles and lot sizes.
Homes near open space should be reviewed for fire-safety requirements, and some communities have homeowners associations. I help buyers navigate these details.
Who Thousand Oaks Suits
Thousand Oaks suits families seeking a well-kept community with parks and school options, outdoor enthusiasts who enjoy its open space, and professionals who work in the Conejo Valley or commute along the 101. Buyers seeking view homes, gated communities or estates find options throughout the area.
It is also a good fit for downsizers who want a quieter community with cultural amenities.
When touring Thousand Oaks, consider how the city’s different areas fit your daily life. Neighborhoods near the 101 make commuting convenient, while homes tucked into the hills and canyons offer more privacy and quick access to trails. Newbury Park, on the west side, has its own distinct feel, and spending time in several areas helps narrow the search.
Tips for Buyers and Sellers
Buyers should review fire-safety requirements for homes near open space and understand homeowners association rules where they apply. Sellers benefit from highlighting views, outdoor living and proximity to trails and amenities, with presentation that reflects the city’s polished character.
